Our Architectural Committee is charged with reviewing changes of the home and enforcing the rules for exterior changes. If you have questions or are anticipating making changes to your condo, please contact a member of the Board or the Architectural Committee for answers and/or an Architectural Request Form. Fill out and submit your request to a Committee or Board member. The Committee will review requests to determine if they are in compliance with prescribed association guidelines.
Each written request reviewed by the Committee will be presented to the Board for action. Please note: Board approval is required before any work may begin. Each completed application will be retained by the Board within a condo unit’s file to maintain accurate records of the unit.
If other changes are being made which do not require a Request Form, as a courtesy, please notify the Board. We encourage neighborliness while respecting privacy.
Architectural Committee Responsibilities
Eagle CC&Rs ARTICLE XII – ARCHITECTURAL CONTROL – SECTION 1: No building, fence, wall, antenna, satellite dish, tower, awning, sign or any other structure of any kind or character shall be constructed, erected, placed or maintained upon the common area, or any lot, nor shall any exterior addition, change or alteration (including, but not limited to painting, decorating, planting, awnings and exterior window treatments) be made to any dwelling unit covered by these restrictions, including without limitation changes to any exterior wall or entryway, whether or not part of any lot, which is visible from any other lot or the common areas, or a facing street, and no additions to, changes in, or alterations of landscaping, grade or drainage shall be made in the common areas, until plans and specifications showing the nature, kind, color, shape, height, materials, location and other physical attributes of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Board of Management or by an architectural committee appointed by the Board of Management. The Board of Management, or such Architectural Committee, if one has been appointed, shall have at least thirty (30) days after the proper plans and specification have been received by it, to review the same, and must approve or deny the same in said thirty (30) day period. In the event the Board of Management, or such Committee, has not given its written approval or disapproval as specified herein, such approval will not be required, and this paragraph will be deemed to have been fully complied with.
Responsibilities: The Architectural Committee reviews requests for modifications and alterations to condominium exteriors within the Association’s guidelines. Members contemplating making a change to the exterior of their condo should contact a member of the Architectural Committee and request or download an Architectural Approval Form from the Association’s website: https://eaglehoa.org/ Completed Architectural Approval Forms are submitted to the Architectural Committee for review, after which they are presented to the Board with a recommendation for action—positive or negative. Each submitted Architectural Approval Form is then placed in the unit’s records file.
Glass surfaces are excluded from the guidelines, which means homeowners can choose their own replacement windows as long as they comply with Architectural Guidelines. New windows shall display grids in living room and master bedroom windows. The window frames are to remain white, and trim is to match the siding color.
Architectural Guidelines for Solar Installation
When having solar panels installed, the following guidelines shall be followed:
- Provide a schematic of roof solar placement.
- Add bird screening around panels to preserve the roof.
- Have a company contact person on location during installation.
- All wires and pipes to be painted to match siding.
- Leave adequate space around the panels for HVAC repair/replace.
- Install all Electric and Solar controls near the main electric panel.
- Duration of installation (beginning to end).
Modification of a Common Area:
The Architectural Committee has added to their Guidelines details for the modification of the area located at the front window of a condo and between the adjoining sidewalks. If an owner wishes to change this space:
1. Both the owner and adjoining owner must agree to the alteration;
2. The irrigation piping must be capped at the sidewalk;
3. Rock landscaping must be removed and placed in the main courtyard;
4. If pavers are installed, they must be flush to the sidewalk and easily removable for utility company access;
5. Plants must be transplanted appropriately with the approval of the Garden Committee;
6. An Architectural Form must be submitted to the Architectural Committee for review and then to the Board of Management for approval.

Exhaust Fan Installation:
Maricopa County Code, 501.3 Exhaust Discharge.
The air removed by a mechanical exhaust system shall be discharged outdoors at a point where it will not cause a nuisance and not less than the distances specified in Maricopa County Code Section 501.3.1 (2012 International Mechanical Code). The air shall be discharged to a location from which it cannot again be readily drawn in by a ventilation system. Air shall not be exhausted into an attic or crawl space.
